1. Complete Buying Search
This is for both buying your own home or buying an investment property in Sydney or in Regional NSW. I will meet with you to understand what you would like included in your dream property for you and your family to live in. I can also meet with you to understand what you would like to achieve from an investment property whether that be in Sydney, Regional NSW or even Interstate. I am a member of a large Buyer’s Agents community where I am able to source properties across State borders.
This service covers the search for a property using the results of our meeting that tells me what you would like included in your dream home. I will inspect properties that I consider to fit within your brief and I will provide you with regular feedback and then provide you with a shortlist for you to inspect.
Once you are happy to proceed on a property I can negotiate with the vendors agent or I can bid for you at auction. I am able to arrange for the usual due diligence on the property such as arranging a pest and building inspection.
Once the contracts are signed I can ensure that everything progresses smoothly to settlement.
2. Negotiation or Auction Bidding Service
you have found you dream home and it is due to be auctioned in two weeks, you are nervous as you have never bid at auction before. No need to worry, I can meet with you to develop an auction plan that is in line with the funds that you have at your disposal which includes the pre-approval from your financial institution. I can attend the auction and I am able to bid on your behalf up to the level that we have agreed to in our planning meeting.
Alternatively the property is being sold via private treaty and you would like to ensure that you are not going to pay too much and you would like to have someone negotiate with the Sales agent on your behalf. Once again we can meet to discuss the recent sales in the immediate area and then we can decide on a plan for the maximum amount you are able to pay and I can negotiate the sales price for you.
We can discuss at this point in time the due diligence that you should undertake prior to signing the contract of sale for the property and I can arrange the inspections that should be conducted.
3. You Need Help With The Deposit
